Architecture Approvals

The unique qualities of our subdivision, our location, clean air, and beautiful homes that harmonize with the desert landscape, are among those features that attracted us to Carriage Trails. To protect our unique environment, Carriage Trails — as well as other similar North Scottsdale Communities — developed deed restrictions and covenants to govern the construction or modification of homes or lots. Our Declaration of Covenants, Conditions & Restrictions (CC&Rs) provide for an Architectural Committee (comprised of homeowners) that is responsible for approving all external modifications, including other structures erected on lots in Carriage Trails, in order to maintain the beauty and privacy by making sure any external modification is compatible with the look and feel of the community and conforms to the CC&Rs, Policies and Guidelines, approved plant list, and approved paint colors. The purpose of this control is to assure that these modifications do not detract from the natural beauty of the area or negatively impact neighbors. This process helps to maintain property values and to enhance our enjoyment of Carriage Trails. Compliance with the deed restrictions is a covenant into which you entered when you purchased your property. Please help keep Carriage Trails as desirable as it was when you first built or bought your home.

Prior to Construction of Any Type…

  1. Submit an Architectural / Landscape Approval Application Form with your Lot plan (plat map) showing the location of the improvement with dimensions to lot line and house. All applications for walls or other major external improvements, must include a plat map, obtained from the city of Scottsdale, with the improvement shown on that map. The plat map contains any restrictions the city has placed on your lot, either setbacks and/or drainage restrictions and we need to know what those restrictions are.
  2. Dimensions (length, width, and height) of improvement, material used, and finish applied (paint, stain, varnish, etc. including color).
  3. If Application is for a wall, please note wall thickness, height, and material as above, as well as where thickness or height may change due to posts, supports, and/or change from block to iron. Also, show location of gates including dimensions, material, and finish.

Landscaping…

  1. Only plants on the approved plant list can be approved so use the plant names on that list.
  2. The Approved Plant list denotes where plants can be used as “All” = anywhere or “ERY” = only within an enclosed rear yard.
  3. Approximate location of plants on a lot plan which also shows the location of the house, wall, pool, property line and any other permanent structures. Shown on a plat map, obtained from the city is highly desirable.
